Terms of Service

Effective July 4, 2026

These Terms of Service ("Terms") govern your access to and use of Burrow, a boarding house management and listing service operated by RottenData Labs, registered as ROTTENDATALABS SOFTWARE DEVELOPMENT SERVICES, a sole proprietorship registered with the Philippine Department of Trade and Industry (DTI) ("Burrow", "we", "us", or "our"). By creating an account, listing a boarding house, or using the tenant portal, you agree to be bound by these Terms. If you do not agree, please do not use the service.

1. Eligibility

Burrow is intended for boarding house operators managing their properties and for the tenants those operators invite. You must be at least 18 years of age, or the age of majority in your jurisdiction, to hold an operator or tenant account. You are responsible for keeping your login credentials confidential and for all activity that occurs under your account.

2. Operator Responsibilities

• You act as the personal information controller for your tenants' data. You must have a lawful basis, and where required the consent of your tenants, to record and process their information in Burrow, as described in our Privacy Policy.
• You are responsible for the accuracy of the rates, availability, listing details, and photographs you publish. Any photographs you upload must be your own or content you are authorized to use.
• You must use Burrow lawfully. You must not use it to harass tenants, misrepresent your property, or collect information you do not need.

3. Tenant Accounts

Tenant accounts are created by operators so that tenants can view their rent, receipts, and notices. Tenants should keep their login credentials private and should contact their operator regarding any incorrect record.

4. Subscriptions and Billing

• Burrow is offered on free-trial and paid plans. Prices, tiers, and add-on modules are described on our pricing page and may change with reasonable notice.
• Paid features, including your public listing on the Burrow map, are available only while your subscription is current. If your subscription lapses, your public listing is hidden until you renew, although your management data remains in your account.
• Add-on usage, such as SMS credits, is prepaid and is non-refundable once consumed.
• Fees already paid are generally non-refundable except where required by law.

5. Public Listings

By publishing a listing, you authorize Burrow to display your chosen boarding house details, photographs, rates, amenities, and current bed-space availability on our public map and share pages. Listings do not display the personal information of individual tenants. We may decline or remove any listing that is inaccurate, unlawful, or abusive.

6. Your Data

You retain ownership of the data you enter into Burrow. We store and process it to provide the service in accordance with our Privacy Policy. You may export or request deletion of your data as described in that Policy.

7. Acceptable Use

You agree not to attempt to disrupt, overload, reverse engineer, or gain unauthorized access to the service or to other operators' data, and not to upload malicious software or unlawful content. We may suspend accounts that place the service or other users at risk.

8. Service Availability

We work to keep Burrow reliable and regularly backed up. Even so, the service is provided on an "as is" and "as available" basis, without warranties of any kind. We do not guarantee uninterrupted or error-free operation, and we are not responsible for the conduct of any tenant or operator or for payment disputes between them.

9. Limitation of Liability

To the fullest extent permitted by law, Burrow's total liability for any claim relating to the service is limited to the amount you paid us in the three months preceding the claim. We are not liable for any indirect, incidental, or consequential losses.

10. Suspension and Termination

You may stop using Burrow at any time. We may suspend or terminate access for breach of these Terms, for non-payment, or for misuse of the service. Upon termination, we handle your data as described in the Privacy Policy.

11. Changes to These Terms

We may update these Terms from time to time as the service evolves. We will post the revised effective date on this page and, for significant changes, notify operators through the application. Your continued use of the service after a change takes effect constitutes acceptance of the updated Terms.

12. Governing Law

These Terms are governed by the laws of the Republic of the Philippines, and any dispute arising from them is subject to the jurisdiction of the courts of the Philippines.
